Welcome to a gorgeous 80 acre property, with Deer, Wild Turney, Bear, and Grouse. The pictures are the start of this amazing property. Located 3 Miles for I-35 Corridor, 20 miles to Cloquet, 35 miles to Duluth and Lake Superior, this property has approximately 20 acres of Agriculture Production Gound and the South 60 acres has a conservation easement in place until 2050 with the USDA. A newly upgraded culvert and road access was completed in 2024 Access to the 80 acres is via a gravel drive within the surveyed 66' deeded easement for Little Road to the northeast corner of the property. Ditching of the North Field area was completed in 2022. Currently a local farmer is buying the hay and managing the production acreage. In 2023, Wildlife, Conservation and Habitat Enhancement plans were developed in conjunction with Carlton County Soil and Water Conservation Districts Forestry Specialist that could have payments coming to the new owner. This project is in the pending status.
